Dowco has recently completed detailing of Phase I of the above project, located in Long Island City, Queens, New York. The fabricator is Owens Steel Company in Columbia, South Carolina. The General Contractor is Turner Construction Co.; the architect is Kohn Pedersen Fox. The connection design was provided by the Owens Engineering Department.
The primary challenge of this development is its phasing. Instead of the construction of a single 38 storey, 1.4 million square foot building, it will be built firstly as a 16 storey development as Phase I and then a 38 storey additional development as Phase II. The over 900,000 square foot Phase II tower will be built above and adjacent to Phase I. This arrangement requires the design of Phase I to accept Phase II without interruption to those working in Phase I, and to be able to support the increased gravity and lateral loads.
At time of writing, 50% of Phase I has already been erected. The feedback we have received from the shop floor and the field has been very positive.

This was a Cantor Seinuk Design Project, with Dowco Consultants creating the model before going out to bid.
This was the first time Dowco Consultants has worked with Cantor Seinuk of New York City, and it was a pleasure dealing with this company. Creating a model at the design stage helped visualize potential problems early on in the Project before fabrication and erection became an issue. This process has advantages for Steel Fabricators and Erectors at bid time by providing piece counts of steel and tonnage. From this, the successful bidder can immediately produce an Advance Bill of Material for ordering steel, saving valuable time up front (as most jobs nowadays are on a fast track schedule).
